One Vision Housing strives to develop good working practices that will drive continous improvement in how we deliver our services to tenants.
The following identifies initiatives that we have implemented which have been cited as good practice by the Audit Commission.
Low Demand Strategy
Positively we have linked void procedures to our low demand strategy and have introduced a tagging system to identify the status of voids. Tagging identifies whether properties are standard voids, low demand voids and to indicate the possibility of or discovery of needles in property. Through linking to our void procedures and low demand strategy we have been able to ensure that investment in empty properties is sustainable and able to target properties for early completion of works where they are most likely to be relet quickly.
Partnering Arrangements
Significant savings have been achieved through a partnering based approach to contracting the responsive repairs service.
There is clear drive to embrace positive practice in procurement and to adopt a partnering approach to procuring services, and the service has been able to make progress in adopting and leading new approaches. This is evidenced in the current arrangements in relation to day to day repairs and procurement of capital works.
Repairs and Maintenance
An IT interface has been put in place, which enables the response repairs contractor to input details directly into our Housing Management database. This includes the access and input of appointments kept, repairs inspected, repairs completed and void specifications. This reduces the use of manual records, and duplication therefore reduces cost.
